Lagos Government Lists 176 Illegal Estates, Issues 21-Day Ultimatum for Layout Approvals

Lagos has listed 176 illegal estates and given developers 21 days to get approvals.

Most affected sites are in Ajah, Epe, Lekki and may face demolition if ignored.

The Lagos State Government has identified 176 illegal estate developments across the state, particularly concentrated in Eti-Osa, Ajah, Ibeju-Lekki, and Epe, and has issued a 21-day ultimatum for developers to begin the process of obtaining proper layout approvals.

This was disclosed in a press release by the Office of Physical Planning and Urban Development on Sunday, August 4, 2025, via its official handle on X.

According to the government, the estates were flagged for failing to comply with existing town planning regulations, including the absence of layout approvals from the Lagos State Physical Planning Permit Authority (LASPPPA) and other relevant agencies.

“These developments pose significant risks to orderly development and could result in infrastructure strain, environmental hazards, and security concerns,” the statement read.

The Ministry warned that failure to comply within the stipulated 21-day window would result in enforcement action, including the sealing of properties, demolition of unapproved structures, and possible prosecution of offenders.

The government also encouraged prospective real estate buyers and investors to verify the planning status of any property or development before making commitments. Members of the public were advised to cross-check the estates’ approval statuses through official planning offices and designated online portals.

Developers and estate promoters operating without necessary permits have been urged to immediately initiate regularization processes to avoid sanctions.
